Van Roje & MTS combine time-saving solid timber construction with social responsibility

Showcase project in the district of Giessen - MTS takes over the planning, van Roje the production of CLT.

Hardly any other construction method would allow this: 10 living space modules in cross-laminated timber construction will be built in 6 weeks. This creates living space for 320 residents.

The project team behind the project is made up of the companies Kai Laumann from Wettenberg, Mass Timber Solutions from Murnau and Holzwerke van Roje from Oberhonnefeld-Gierend.

The task is quite demanding: with the starting signal, 10 habitable refugee shelters for around 320 people have to be built at various locations in the district of Giessen within just under 6 weeks! A challenge that can only be mastered with an extremely high degree of prefabrication.

But this is precisely one of the strengths of cross-laminated timber and the construction elements made from it - starting with the high degree of digitalization in planning, precision in production, reliability in logistics and speed in assembly!

In this case, there is also the regional proximity between the Holzwerke van Roje production site and the construction project locations. This minimizes transport routes and thus makes a not inconsiderable contribution to CO2 reduction and sustainability.

The construction and logistics planning for this project is being carried out by Mass Timber Solutions.

In a very short space of time, the PC was used to With the help of CAD software, a detailed design of all the required components is created. The assembly processes and closely timed just-in-time delivery to the respective construction site were also taken into account during the planning phase by Mass Timber Solutions.

Every additional day of construction time increases the construction costs of a building. For this reason, all details relevant to prefabrication and assembly are designed in three dimensions.

Based on the processed data, van Roje then takes over the production of the 460 cross laminated timber elements. Around 950 cubic meters of cross laminated timber are now required for the large-scale project for the city of Giessen: First, the master panels have to be pressed and then processed into fixed and finished building elements - with all the necessary cut-outs for windows and doors as well as milled and drilled holes for electrical cables.

Due to the extreme time pressure, the interior walls are realized in visible quality and with finished surfaces. This means that further cladding with wallpaper and similar materials is not required.

The final erection and assembly on site is carried out by the timber professionals from Kai Laumann, who have specialized in municipal projects for many years and have mainly implemented them using cross-laminated timber.

Everyone involved is completely convinced of the "cross laminated timber" material: cross laminated timber is a completely solid, multi-layered timber product. It combines outstanding structural properties with the ecological requirements of the future and makes an extremely important contribution to achieving the necessary speed in the construction and real estate sector.
